Make sure the quotes you get are accurate and stay on budget with a crystal clear scope to show your tradesmen.
So you’ve been through a bit of a process with an architect or draftsman, or maybe you’ve hand-sketched a proposed floor plan, and now you need to get some pricing from local tradies to see if you can afford the dream home in your mind…. You might be thinking you can just get a builder through your home, chat about the scope, and they will fire through an estimate… you probably can BUT it’s likely to be a way off what the project will actually cost.
Allow me to step in! I’ll jump on a call with you and chat about your goals, things to keep, things to change, what sort of finishes and general design you have in mind, and then I’ll take all of that information and write a comprehensive trade-by-trade scope document (i.e. building, electrical, plumbing, painting) for you to share with 2-3 local builders. If you don’t have a floorplan, I will whip something (very draft and not to scale!) up to assist.
Once the floor plan and scope document are drafted, I’ll explain both to you and make any amendments as required, before leaving them in your now capable hands for obtaining pricing. I’ll even give you some tips of what to look out for when the estimates come back, and of course I am happy to help you review the estimates if you need assistance with that too (for a small extra cost).
